What California Condo Balcony Law (SB 326) Means for Buyers

California’s SB 326 law requires condo associations to inspect elevated structures, including balconies, stairways, and walkways, that are more than six feet above the ground. Associations must inspect these structures and repair any defects. The first inspection must be done this year, with a follow-up inspection in nine years.

If you’re considering buying a condo, you should find out if the condo association has completed the required inspections and repairs. It’s also important to check if the association has enough reserves to cover the cost of these repairs. If they don’t, you could be hit with a special assessment that might be $20,000 or more per unit.
